Find An Agent

GET PRE-QUALIFIED
Before beginning your home search, the first step is securing a mortgage pre-approval—unless you plan to purchase in cash. Pre-approval gives you a clear understanding of your budget and strengthens your position as a serious buyer.

VISIT PROPERTIES
Attend viewings and open houses spanning a range of areas and property types. Now is the time to consider your ideal home’s accessibility and amenities.
NEGOTIATE
When you find a home you love, CC Alvarez will prepare and submit a strong offer on your behalf. This initial offer outlines the price and key terms you’re willing to propose. If the seller responds with a counteroffer, CC will guide you through your options—accept, negotiate further, or submit a revised offer.

REVIEW
Once your offer is accepted, it’s essential to carefully review the purchase contract and all related disclosures with your attorney or qualified real estate professional. This step helps protect your interests and ensures you fully understand the terms, timelines, and responsibilities involved.
CC Alvarez will guide you in working with experienced specialists who are familiar with California real estate transactions, so every document is reviewed thoroughly and accurately on your behalf.
GO TO CONTRACT
Sign the contract and put down a deposit. The deposit is normally 10% of the purchase price.
COMPLETE LOAN APPLICATION
Bank organizes an appraisal with the agents who will provide comps to show the property’s value.
PREPARE YOUR BOARD PACKAGE
If you are purchasing a home within a homeowners association (HOA) or a condominium community, additional approval steps may be required. These can include submitting financial documentation, proof of financing, and a purchase application to confirm you meet the community’s requirements.
CC Alvarez will guide you through every part of this process—helping you gather the necessary documents, understand HOA rules and fees, and communicate with the association to keep your purchase on track.
For properties without HOA oversight, this step is typically not required, allowing you to move directly toward closing.
BOARD APPROVES THE PURCHASE
Once all requirements have been completed and reviewed, final approval of your purchase is confirmed. This milestone means that the necessary parties have accepted the terms and you are cleared to move forward toward closing.
